Seller & Listing Rules
These rules apply to all Car Sellers and Property Sellers on EzPz.
General Listing Standards
All listings must:
- Contain accurate and truthful information — false descriptions are a breach of Malaysia's Consumer Protection (Amendment) Act 2024.
- Use genuine, unedited photos of the actual item/property being listed. Stock photos or photos of other vehicles/properties are prohibited.
- Be listed at a genuine asking price — bait pricing (advertising lower than the real price) is not permitted.
- Not duplicate an existing active listing (you cannot list the same item twice simultaneously).
Car Listing Rules

| Ownership Proof | Vehicle Ownership Card (Geran) must be uploaded for all personal car listings |
| Accurate Mileage | Tampering with odometer readings or misrepresenting mileage is illegal under Malaysian law |
| Clear Title | Vehicles with outstanding financial commitments (bank loans) must disclose this in the description |
| Roadtax & Insurance | Sellers must disclose if road tax or insurance has expired |
| Inspection Report | We encourage sellers to provide a recent inspection report; EzPz Car Inspection Service is available |
Property Listing Rules

| Seller Type | Select whether you are a Private seller or a Company/Agent |
| Agent Licence | Property agents must provide a valid REN registration number |
| Accurate Area | Built-up and land area must be accurate — verification may be requested |
| Listing Type | Must be clearly marked as For Sale or For Rent |
| Encumbrances | Properties with existing tenants, legal disputes, or caveats must disclose this upfront |
Prohibited Listings
The following items/properties cannot be listed on EzPz:
- Stolen vehicles or properties
- Cloned vehicles (duplicate plate numbers)
- Properties with forged title deeds
- Vehicles under active police investigation or with NCB fraud
- Any item/property with intent to deceive or defraud buyers
Violations will result in immediate listing removal, account suspension, and may be referred to PDRM or MACC.
Listing Limits
- Maximum active listings: 35 at one time (across all categories)
- Exceeded listings will enter a queue until existing listings are deactivated or deleted.
Compliance Disclaimer
As required by the Consumer Protection (Amendment) Act 2024 [Act A1696], sellers are responsible for ensuring all product descriptions are accurate. EzPz may share seller information with regulatory authorities upon lawful request.
